Carhampton House was individually designed by the prominent architect Charles Bateman and the property is said to have been built from the materials of the early Four Oaks Hall, the brick and many of the voussoirs are certainly consistent with that.
The property has been in the same family since 1947 and retains many of its period features including architraves and panelled doors throughout; original cornice to sitting room and drawing room; the east bedroom has an original cast iron fireplace with a surround of 'Dutch' tiles and a simple Classical chimneypiece. The house is very well maintained but is now in need of some modernising.
Approached from Luttrell Road Carhampton House has a grand in and out drive with stone pillared entrance. One is instantly taken with the stunning view of the house with its nine-window range, round-arched entrance which is strikingly offset from the centre.
The property is entered via a large door set inside Ionic pilasters with a lovely archivolt with inset leaded fan light window above. The large reception hallway is Oak panelled to picture rail height with moulded framing and a flat arched fireplace is flanked by fluted Ionic pilasters. Doors radiate off to all of the principal reception rooms. The open well staircase with square newels, shaped rail and turned balusters rises to the first-floor landing area. There is a door out to the wonderful loggia for enjoying a cooler spot in the hot summer weather or to take the early morning air.
The grand drawing room is dual aspect with floor to ceiling windows to one end and a door out to the gardens, the view is stunning. There is a door to the opposite side of the room leading out to the loggia. A delightful open fire place with decorative wooden surround with a moulded mirror mantel piece above and marble in set provides a focal point. One can’t help but notice the high ceiling, with pretty plasterwork detail and cornice.
The sitting room is located in the centre of the principal reception rooms. The solid wood parquet flooring and decorative half Oak panelled walls provide a real warmth to the room while a bank of three windows provides plenty of light and views over the gardens. The wooden fireplace is eye catching in its simplicity and the plasterwork detailing to the ceiling is lovely.
The dining room is a perfect formal entertaining space with two windows overlooking the gardens and a magnificent garden door with Gothic-arched glazing. Steps lead down in to the gardens, perfect for enjoying the night air after dinner.
The accommodation flows on to the kitchen/breakfast room. There is a good range of wall and floor mounted units with composite work surfaces over. Two large windows overlooking the gardens provide plenty of light. There is a large pantry for further storage and an even larger utility room for washroom appliances, storage and a perfect spot for kicking off muddy walking boots in the winter months. A door leads out to a small court yard area providing access to the outdoor stores. There is also a cloak room and gardeners loo.
Gardens and grounds
Carhampton House sits in approximately 1.97 acres of grounds. The beautifully landscaped gardens are well planted with a range of mature plants and specimen trees providing year around colour and interest. There are hedge boarders and part-walled gardens with patio terrace areas close to the house for enjoying the summertime sunshine and perfect for alfresco dining. There is a lovely ornamental pond for relaxing next to or enjoying a book.
Outbuildings and garages
There are a range of outbuildings including a large four car garage with a home office attached. The current owners have submitted a pre-planning application for the feasibility of transforming the
outhouses/garage area into a new leisure wing by way of an extension. Enquiries have also been made to develop the kitchen garden in to a separate garage office area. Please request details from the agent.
