Character Retained
Refurbishment of the “Old Woolstore” building will include seismic strengthening and upgrading in accordance with new building standards for amenity and compliance. In doing so the architects have sought to retain many of the unique character features of the original industrial building while introducing new building elements, glazing, colours and materials in harmony with the unique maritime setting. Dominant features will include high stud walls leading to exposed timber roof trusses, concrete slab flooring and stylish aluminium joinery opening out onto a large pedestrian friendly promenade.
The design, incorporating modern and existing materials, aims to achieve a response that builds on the existing and reinterpreted elements into a new aesthetic. Substantial glazing and multiple openings draw attention to the adjoining harbour and marina activities. Opportunities for outdoor dining and hospitality will further enhance the interface between these elements and the attraction of the public amenity areas.
Tenancy Options to Suit
Accommodation is provided in the building for the marina administration offices, berth-holder amenities and public washroom facilities. In addition to this the building will accommodate approximately 720 square metres of ground floor space in a range of tenancy options with sizes up to a maximum of 450 square metres in one tenancy. Partitioning and fitout options are all negotiable but must adhere to the guidelines and objectives for the Te Ana area.
