Mumbles Pier is a significant local landmark. The Pier and the adjoining land is within private ownership and currently provides a range of leisure facilities. The landholding includes a private sandy beach, car park and pebble foreshore. The owner is undertaking a refurbishment of the listed Pier structure, the first phase of which is the construction of a new £9 million boathouse for the RNLI, which is located at the seaward end of the Pier.
The Pier refurbishment is funded through the proposed development, which comprises two parcels of land, within the same ownership, extending across the existing car park and headland, forming the Foreshore and Headland schemes. Outline planning permission has been granted for a scheme comprising two apartment blocks, totalling 58 units, which can provide a net saleable floor space of up to 61,532 sqft, together with a commercial element on the Headland development of 11,383 sq ft. Enabling works will involve the realignment of the promenade to increase the developable area, demolition of some of the existing buildings and removal of parts of the rock face, the detail of which has been investigated by the owner.
